The existing MLS says commercial zoning but also identifies the property use as non-conforming/variance. Before advertising RV/boat storage as an approved use, I would verify that with the Village of Barker. Also, I would not put “the laundromat pays the taxes and upkeep” in MLS remarks unless you have financial records supporting that statement. A safer and still powerful statement is that it “provides an existing income stream to help offset ownership expenses.” The biggest missed opportunity in the expired listing, in my view, is that it was marketed like an old commercial building. I would reposition it as a flexible commercial property with multiple potential income streams. That is a much better investor story.
